1) ABOUT THE REALM OF ROSEHAVEN

Home to the lovers, the dreamers, and you…

We offer you a place to hang your hat, rest your feet, and let the stress of the outside world fade away in a fantasy British Isles styled setting.  Architecture and themes are inspired by fairy tales, lore, myths, and possibly your dreams.  Medieval and fantasy clothing is welcomed and encouraged; however, there is no set dress code.  Rosehaven is a mature realm; we ask that nudity and adult content be kept to the privacy of your home.

Respect and tolerance are core values in Rosehaven.  All are welcome, provided they are respectful and courteous to everyone.  Abusive behavior and discrimination of any kind will not be tolerated.

The Realm of Rosehaven is a safe place for all individuals.

Rosehaven is a land of magic and dreams – the living embodiment of imagination and creativity, where humans, elves, fae, shapeshifters, and other creatures can peacefully coexist among the mist-covered lands.  

Please be aware that we enforce the covenant and there may be times when we contact you to discuss changes that may need to be made.  When in doubt of anything within the covenant, it is best to ask.  We are firm believers in the power of communication.

2) THE REALM OF ROSEHAVEN RESOURCES

We invite you to try our Rosehaven Wayfinder – an interactive HUD that when worn will show you the public trails, Points of Interest, and Events and can be found here.

Princess Court is held on the second Sunday of every month at the Rosehaven Castle.  This is a community meeting that Denizens are highly encouraged to attend.  Visitors are welcome.  Updates to the covenant will be discussed, events announced, future plans for Rosehaven revealed, and jollity shared.  Attendance at Court is one of the best ways to get to know your neighbors and become a stronger member of the community. 3) SEASONS IN THE REALM OF ROSEHAVEN

We celebrate all 4 seasons in Rosehaven.  Denizens may start transitioning to the new season 7 days before the official date and must be completed 14 days after. Any foliage not converted to the appropriate season will be returned to your inventory unless you get permission for an extension.

Winter is observed from the day after US Thanksgiving through the first weekend after February 2nd.
Snow, dormant trees and plants

Spring is observed from the first weekend after February 2nd through May 31st.
Returning to the green season – trees and plants return to full foliage and bloom

Summer is observed from June 1st through August 31st.
Continuation of spring, not much change from the full green and foliage

Autumn is observed from September 1st through US Thanksgiving.
Trees and plants change colors to gold and yellow and go dormant.

4) REGION THEMES AND STYLES

Realm of Rosehaven: Mix of themes, mostly fairytale fantasy with a touch of the early 1800’s

Rosehaven Absinthe: Mix of themes, mostly fairytale fantasy with a touch of the early 1800’s

Rosehaven Anodyne: Mix of themes, mostly fairytale fantasy with a touch of the early 1800’s

Rosehaven Laudanum: Mix of themes, mostly mid to late 1800’s with a touch of fairytale fantasy.  The majority of Laudanum is meant to be more urban than any of the other areas of Rosehaven. The parcels around the main square may be residential or commercial and must be fully landscaped. The building materials must be red brick, cream or white stone, painted wood, and have a more refined feel to the architecture. All designs and buildings must be approved by Selena Evergarden.

Rosehaven Nevermore: Rosehaven’s first Adult region – a haunted and enchanted post-Victorian town, where the shadows of Poe and the whispers of Lovecraft entwine in a mesmerizing dance beneath the moon’s ethereal glow.

5) GENERAL BUILDING AND LANDSCAPE CODE:

In Rosehaven, magic runs a bit wild and technology has difficulty functioning.  Steel rusts and disintegrates and electrical items simply do not work here.  We are a land of magic and handcrafted items.  Things made of leather, cloth, hand-forged metals, wood, and stone are allowed everywhere.  

You may see lights in trees or strung across vardos and other buildings.  These magical devices have trapped moonlight or the glowing mists in some of the deeper caves around the realm into little glass bottles or crystals.  These are not considered electrical and are allowed. 

You were likely drawn to Rosehaven because of its beauty, community, and cohesive design. So were your neighbors.  Rosehaven is a lush and green region; parcels are expected to be landscaped and designed.  In general, you should budget around 5% of your prim allotment for landscaping and foliage.  If you would like help landscaping, please IM Selena Evergarden, and our team of landscape artists would be very happy to help landscape your parcel, free of charge. This complimentary service is for the initial setup of your parcel and subsequent seasonal changes.

No landscaping items that are constructed of 2 or more crisscrossed prims will be allowed.  This includes some, but not all, 1 prim trees or shrubs.  With the introduction of mesh 9 years ago, this building technique is obsolete.  There is some room for flexibility if these are part of a well-considered design. Please ask if you have questions.

Some parcels have paths or waterways that clip or run along the edge of the parcel.  These are features of the realm and may not be covered or removed.  If you live on a waterfront parcel, you need to keep the waterway clear of obstacles that would hinder sailing.  You are, however, allowed to add more water to your parcel.  We reserve the right to come in and make edits to your land to help achieve natural land shapes.  This is usually limited to smoothing out jagged land transitions.

Any structures taller than 19 meters need to be approved; this is not to say they are forbidden, but they need to be pre-approved.  Please contact us before purchasing or building.  We would hate for you to spend your valuable time or money only to be asked to remove a building.  In general, if it was built 9 or more years ago it will not be allowed.  There is some room for flexibility if these are part of a well-considered design. Please ask if you have questions.

Please do not place or use buildings that come right up against the property line. Try and keep an average of 4-6 meters around your building. This is not a hard and fast rule, but it is meant to keep parcels from being stuffed with over-large builds. Walls and fences made of stone, brick, or wood may be up to 2 (two) meters tall if they are right on the property line. 3 (three) meters tall if they are at least 3 meters from the property line. As always, if you have questions or would like to request a variance, please contact Selena Evergarden for consideration. This rule will be conditional on 512m2 parcels. Please note that we reserve the right to veto design requests based on what is best for the Realm and community cohesion.

Blood is not a decor item and may not be used as such outside of your home. 

Plywood is not allowed to be left on the ground level. If you are constructing a new building, please do so on a skybox or sandbox and bring it when completed. If you do want to build on your parcel on the ground level, simply make sure you are texturing the prims as you go. 

Yards should not be used as unpacking areas. Please do all your organizing or unpacking out of sight or on a skybox.

Sky boxes are allowed above 750 meters and are not under any theme restrictions, so you are allowed to have any kind of decor, electrical lights, or 20th-century devices inside your home or on sky platforms. If you need help setting up a sky platform, please contact Selena Evergarden.

Full bright and glowing objects are forbidden unless they are windows or obvious light sources.  This includes trees and bushes unless they are specifically decorated with lights and it should only be the lights that glow, not the plants themselves. Glowing objects may not have their glow set to higher than .3

Light sources may not have a radius of more than 6 meters. 

6) MISC NOTES ON BEING A GOOD NEIGHBOR

Please use the “restrict gesture and object sounds to this parcel” on the About Land settings page if you have many sound-creating objects on your parcel.  Pets, clocks, TV’s, livestock, etc. 

Please use the “restrict voice to this parcel” if you use voice.  

Scripted items are fun and a basic part of life in Second Life.  If we do a scan and find that an item is hogging too much of the region’s processing power, I will contact you and ask you to remove it.  In some cases if the instance is really bad, I will return the item to you without talking to you first; this will only be done in extreme cases.

Personal disputes between residents are by definition *personal*, and we will not become involved in the resolution of such disputes.  In the case of groups disbanding or partners splitting up, the person who is registered as the primary tier payer is considered the resident of record and will retain the rights to the property.

7) PRIVACY AND PROTECTING YOUR LAND

One of the easiest ways to gain privacy in Rosehaven is to turn off the “Avatars on other parcels can see and chat with avatars on this parcel” option on the About Land setting screen, Options Tab.  This will restrict viewing your avatar or typed chat by anyone outside of your parcel.

Security orbs are allowed; however, they MUST allow for at least 60 seconds for people to exit the parcel before being ejected.  Part of the nature of Rosehaven is the sense of community and joy of exploration.  Allowing people enough time to sail past or fly over your parcel is integral to the nature of our community.

Limiting access to your entire parcel using the About Land Access settings is FORBIDDEN as this creates large dead areas where people are not allowed to sail or fly through your parcel. 

You may, however, have a small section (approximately 10% or smaller) of your parcel set with access limitations. These areas MAY NOT be over public paths or waterways.  A few examples are as follows, but are not limited to:  

4080 m² & larger parcels may have a 400 m² parcel cut with limited access
2048 m² parcels may have a 208 m² parcel cut with limited access
1024 m² parcels may have a 96 m² parcel cut with limited access
512 m² parcels may have a 48 m² parcel cut with limited access
Cottages may have a 32 m² parcel cut with limited access.

This is not a hard process to complete, but does involve more than a few steps, please contact Selena Evergarden for help setting up this special space.

These are the maximum allotted sizes for parcel cuts for using the limited access settings; HOWEVER, using smaller than allowed sections fosters a better sense of welcome to your neighbors and visitors as they will not slam into a no-fly zone while innocently traveling around the realm.

8) PURCHASING LAND AND TIER PAYMENTS

Step 1 – buy land by right-clicking the ground and selecting BUY LAND
Step 2 – locate and pay the meter for at least one week and a maximum of 6 weeks.

After your initial payment, you may add other people to your meter to allow others to pay the meter as well.

You are responsible for keeping your tier meter paid and up to date.  The meter will send you a reminder starting three days before your tier runs out.  If you fail to pay your tier before it runs out, you will be granted a 5-day grace period.  What this means is that if you are three days past due for tier, when you make your payment the meter will pay for the past due days and then use the remaining payment to pay forward the tier.  

If you enter into your grace period, the meter will send you a whispered message that will be shown when you log in, you know all that stuff that loads while you are connecting. I will send you ONE additional reminder by notecard reminding you to pay.  If you do not pay your tier before the end of the grace period your land will be reclaimed, your items returned (including no copy items, which will likely be lost), and the parcel will be set for sale again.  

Because any time you make a payment you must pay at least one full week tier, if you are behind on tier, you will need to make a payment of two weeks to cover the past due tier.

Example:  If you are 3 days 12 hours past due, you will need to pay two weeks tier (14 days) which would then leave you with 10 days 12 hours paid on your meter.

7) SELLING OR SWAPPING YOUR LAND

You may sell your land at any time. Please note that you are responsible for paying the tier until your land sells.

Any resident may relinquish their land before they can sell or transfer it.  There will be no refund of land purchase or rent/tier paid if you choose to leave before selling your land.  The remaining tier will not be transferred to the new owner of the land.

You are more than welcome to move or swap parcels in other areas in Rosehaven at any time. Please let me know if you would like to move and I will transfer your tier time to the new meter.  The 6-week maximum on the new meter applies to tier transfers.  Meter time can not be transferred to other Denizens.
