  • What actually drives tour conversions in multifamily? After analyzing 1.5 million tour appointments across 1,000+ properties, one pattern stood out: Speed doesn’t help leasing performance. It defines it. In today’s leasing funnel, fast follow-up isn’t optional, it’s the standard.

The future of leadership isn’t human or AI.  It’s human with AI. In this episode of Humans of Multifamily, we sit down with Steve Boyack, Chief Operating Officer at JVM Realty Corporation and President of JVM Management, to unpack what Human + AI leadership actually looks like in practice. Steve challenges a false narrative we hear everywhere, that technology replaces people. Instead, he reframes AI as a co-worker that removes low-value work so humans can focus on judgment, empathy, and connection. In this conversation, we explore: - Why every leader should have an AI “co-worker” - How AI enables better decisions by reducing noise and distraction - Why broken processes must be fixed before automation - How human-centered design + AI creates more resilient organizations - What leaders must unlearn to stay relevant in an AI-powered future This episode isn’t about tools. It’s about architecting organizations where humans do their best work, with AI doing the rest. If this sounds like something you agree on, your team probably needs a Kelsey. Send me a dm! Apartment tours aren't just about features & amenities. They are about invoking feelings. Paul Burke, Director of Marketing at Oakwood Management Company shares with Alan Keller a simple but powerful reminder: 👉 Your communities stories already exist & your residents are telling them. 👈 From favorite coffee shops nearby, to quiet corners perfect for a home office, to those “small but meaningful” details prospects remember after a tour…The magic is listening, then weaving those emotional insights into your first marketing touch points. Reviews matter. Anecdotes matter. Emotions matter. And training onsite teams to connect spaces to real life matters most. Because when prospects can picture themselves living there, the decision gets a whole lot easier. Watch the clip to hear how Paul connects marketing to apartment tours.

  • Tours don’t fail because of the unit. They fail because of the experience. By the time a prospect walks onsite, you’re already a finalist. - Budget? Checked. - Location? Shortlisted. - Amenities? Aligned. In our first webinar of a new Zuma ⚡ series, VP of Sales & Success Alan Keller sits down with multifamily pros: Norman J. Liverpool IV 🫵🏽, Paul Burke, and Ronnie Robinson (formerly Pierce), CALP to discuss how top operators: - Ask better discovery questions - Craft a personalized tour experience - Capture real feedback immediately after tours - Align leasing and marketing around what prospects needs 🎥 Watch the snippet

  • Most multifamily leaders are not chasing “more AI tools.” They are chasing: • Less burnout • Faster responses • Fewer missed opportunities • An optimized lead funnel That’s what this conversation is really about. Every team needs support that shows up instantly... so that people can focus on the work that actually needs a human. ⚡  Every team needs a Kelsey. ⚡

Five years ago, we started Zuma ⚡ with a simple belief: there had to be a better way to support the operators behind multifamily. Today, I’m incredibly grateful for everyone who’s been part of this journey, our team, our customers, our partners, and the many people who helped along the way, often behind the scenes. Building a company is never a straight line, but getting to do it alongside people who care deeply about their work and their customers has made every step worth it. Here’s to five years of learning, building, and growing. Cheers to the next five ahead. Thank you to the Zuma community! ⚡️

  • The biggest productivity drain we see across multifamily teams isn’t strategy. It’s the endless cycle of follow-ups, inbox clean-up, and weekend catch-up. Yes, AI can help write messages. But the real impact happens when AI can handle the conversation end-to-end (email, text, and voice) and move prospects forward naturally. One example we see often: A property team spending four hours every Monday sorting through weekend inquiries. With AI responding in real time, 24/7, that Monday morning looks very different: → Pre-qualified leads → Scheduled tours → No backlog. No catch-up. When AI is introduced intentionally, it doesn’t create disruption, it creates relief.

  • Leasing AI isn’t a switch you flip... It’s a system you design. The teams that win in 2026 are planning now, piloting intentionally, measuring what matters, and scaling only after ROI is proven. If Leasing AI is on your roadmap, a pilot is the safest place to start. AI should reduce pressure on onsite teams, not create more.

  • Kelsey has a few New Year’s Resolutions ⚡ All inspired by the teams and conversations she supported this year. Note, Kelsey is an Agentic AI Leasing solution purpose-built for Multifamily Operations.
