  • We started the year with shovels in the ground in Carpiano! The Prologis Italy team joined our customer, Cedaspe S.r.l., to break ground on a new build-to-suit project that will consolidate the company’s trio of industrial sites, all currently located within a 3 km radius. Cedaspe, a leading manufacturer of transformer components based in San Giuliano Milanese, is part of the Maschinenfabrik Reinhausen Group.    The 10,500-square-meter development will feature eight loading bays, a maneuvering yard of approximately 35 meters and 1,500 square meters of office space. The project incorporates a flexible, future-ready layout designed to adapt to evolving operational needs over time, while temperature-controlled areas will ensure a comfortable and optimal working environment and conditions.   Our team is targeting LEED Gold certification and will comply with Nearly Zero Energy Building (NZEB) standards. The building will be equipped with solar,100% LED lighting, smart metering, high-efficiency HVAC systems, electric vehicle charging infrastructure and will use low-carbon concrete.  Delivery is expected by August 2026.

  • Want to know the story behind the first harvest at Prologis Raposo 39?   What began as an idea sketched alongside a development plan became a working garden. The garden was planted during construction, tended as the building came online and is now producing food shared with the people who work at Raposo 39. We have also been planting aromatic herbs to distribute to our customers, offering a simple aromatherapy experience that promotes well-being.   This garden is actually one of many! Across Brazil, our teams are integrating vegetable gardens into active logistics facilities, creating everyday moments that bring us closer to our customers.

We’re walking under sunshine...whoaaa!     That's not how the song goes, but it IS what our teams have accomplished. We surpassed 1 gigawatt of solar and storage across our global portfolio, with capacity supporting customer operations, fleet electrification, community solar and grid resilience.    Through strong, global collaboration, our teams worked together to make this goal a reality! • After more than 30 years of operating across multiple sites, Aerospheres (UK) Ltd set out to bring its specialist aviation materials under one roof. That consolidation came together at Prologis Park Hemel Hempstead, where we designed an all-electric facility, including rooftop solar, that supports temperature-sensitive fluids, flammable products and tightly regulated handling requirements. Our team spent time in Aerospheres’ existing facilities to understand their operation, then Prologis Essentials coordinated the entire fit-out, from layout through compliance. Imagine planning a sporting event with 65,000 attendees without knowing what teams are playing.   The teams are announced just weeks before kickoff, triggering a narrow window for travel bookings, staffing adjustments and operational decisions.   In our latest podcast episode, Orange Bowl Committee CEO Eric Poms explains what must be planned months in advance and what gets finalized in the weeks after teams are announced. He speaks with our South Florida market officer, Jason Tenenbaum, about the impact of the Capital One Orange Bowl's on Miami-Dade County, Palm Beach County and Broward County Government. • The same principles that define scalable logistics now define scalable space infrastructure. In GROUNDBREAKERS Magazine, Nicole Callihan from Northwood Space explains the company's transformative approach to ground stations. Design standardization, established supply chains and AI-driven forecasting reduced costs by 10x and enabled global deployment. (P.S. Ground stations are facilities on Earth that receive data transmitted from satellites in orbit.) • Reflecting on more than four decades in the industry, our co-founder, chairman and outgoing CEO Hamid Moghadam joined CNBC’s Jim Cramer for a final conversation. Hamid discussed Prologis’ emergence from a fragmented, opaque market into a global platform serving the world’s leading companies, speaking to the discipline and consistency that have defined our company for decades. Since first appearing on Mad Money in 2012, Hamid has returned regularly to share his views on markets and the business, building a long-standing dialogue and mutual respect with Jim along the way. With thanks to Jim Cramer for more than a decade of thoughtful exchange. Watch here:

235.8x. That’s how many times investors oversubscribed as the Prologis China REIT made its debut on the Shenzhen Stock Exchange. The REIT brings something new to the market: the only listed warehouse and logistics REIT with its full portfolio based in the Greater Bay Area and also the first foreign-listed logistics REIT in China. Three high-performing facilities in Guangzhou and Dongguan anchor the launch. For us, this REIT expands how we participate in China’s logistics real estate market. It creates room to grow our portfolio, sharpen our capital strategy and accelerate development in locations where customers need capacity. It positions our platform to compete even more effectively as the GBA’s supply chain network continues to advance.
