Position Summary We are seeking a driven Internal Wholesaler to join our collaborative on-site team at our Sarasota, FL headquarters. You will proactively engage independent Registered Investment Advisors (RIAs) through high-volume phone outreach and in-depth product education to raise awareness, qualify interest, and drive adoption of the Gray Harbor Government Income REIT. This role works hand-in-hand with field sales, product, and compliance teams in a fast-paced, entrepreneurial environment.


Key Responsibilities

  • Execute high-volume outbound calls to independent RIAs and their teams to introduce the REIT, qualify leads, and secure follow-up meetings or presentations.
  • Educate advisors on the REIT’s investment thesis, NAV and income profile, distribution mechanics, tax advantages, and competitive positioning.
  • Clearly articulate the private placement structure, accredited investor requirements, and broker-dealer coordination needs; escalate complex compliance/legal questions promptly.
  • Prepare and deliver concise, advisor-focused talking points, performance summaries, and differentiation materials.
  • Coordinate and support webinars, virtual events, in-office training, and assist field wholesalers when needed.
  • Maintain accurate, up-to-date CRM records (Hubspot preferred), produce weekly activity/conversion reports, and track key distribution metrics.
  • Collect advisor feedback to continuously improve messaging, collateral, and distribution strategy.
  • Ensure all outreach fully complies with private placement rules, suitability standards, and firm/broker-dealer compliance protocols.


Qualifications

  • 2+ years of experience in capital raising, marketing, wholesaling, internal distribution, institutional sales support, or product specialist roles in asset management or private real estate (direct REIT experience not required).
  • Strong preference for background in private real estate capital raising/marketing (e.g., private placements, alternative funds, or niche real estate products).
  • Proven success with phone-based consultative selling and outreach to RIAs, wealth advisors, or institutional channels.
  • Ability to quickly master and clearly explain complex product features, tax treatment of distributions, and offering mechanics.
  • Outstanding verbal/written communication, presentation, and objection-handling skills.
  • CRM proficiency (Hubspot preferred), exceptional organization, and a metrics/results-oriented approach.
  • Securities licenses not required at hire—company will sponsor and support obtaining required registrations (e.g., Series 7/63, 6/63, 65/66) during employment.
  • Bachelor’s degree in finance, economics, business, marketing, or equivalent experience preferred.
  • Must be able and willing to work full-time on-site in Sarasota, FL (no remote/hybrid option).
