Job Title: Land Development Project Manager for a commercial real estate owner/developer

Position Summary
The Development Project Manager will assist Senior Project Managers in overseeing all phases of commercial land development and construction, with a primary focus on retail projects, and occasionally residential and industrial. This is a hands-on role involving active construction oversight, field coordination, and project management support from site evaluation through construction completion and close-out.
This is a full-time, in-office role based in West Palm Beach, with weekly travel to project sites across Florida as required.

Key Responsibilities
Due Diligence & Site Evaluation
• Assist in preparing development and construction budgets and tracking costs and monitoring variances.
• Support initial site planning to align with tenant requirements, zoning, and municipal regulations.
• Coordinate and track due diligence activities including surveys, Geotechnical studies, environmental reports and utility availability.
• Identify potential development and construction constraints, escalating risk and mitigation strategies to Senior Project Managers.
Consultant & Contractor Management
• Assist in the procurement, bidding, and contracting of civil engineers, architects, contractors and specialty consultants.
• Support management of consultants and contractor performance, schedules and deliverables.
• Maintain and track construction documentation, including contracts, change orders, pay applications, lien waivers, insurance certificates and compliance logs.
• Participate in pre-construction meetings, subcontractor coordination and project kickoff meetings.
Planning, Design & Permitting
• Collaborate in the development and coordination of architectural, civil, and engineering plans with focus on constructability, cost control, schedule adherence.
• Assist in managing entitlements, permitting and approval through coordination with consultants and municipalities.
• Track permit conditions, resubmittals, and approvals to support uninterrupted construction progress.
Construction Oversight & Project Controls
• Support day-to-day construction oversight through regular site visits, field observations and coordination with contractors and inspectors.
• Monitor construction progress against approved schedules, budgets, and scope of work.
• Assist in reviewing change orders, RFIs, submittals, and pay applications for accuracy and completeness.
• Identify potential schedule delays, cost overruns, and quality issues, and communicate findings to Senior Project Managers.
• Help ensure safety protocols, quality standards, and compliance with approved plans and specifications.
Tenant Coordination & Project Close-outs
• Coordinate with tenants to support timely delivery of premises, including utility connections, site access, and turnover requirements.
• Assist in managing punch lists, final inspections, and certification of occupancy processes.
• Support project close-out activities including as-built documentation, warranties and final cost reporting.
• Ensure smooth transition from construction completion to tenant occupancy.

Qualifications
• 2–5 plus years of experience in civil engineering, land development, or construction project management (Florida market experience preferred).
• Bachelor's degree in Civil Engineering, Construction Management, or related field preferred.
• Familiarity with entitlements, permitting, construction sequencing and field operations.
• Proficiency in Microsoft Office Suite (Excel, Word, Outlook, PowerPoint); AutoCAD knowledge is a plus.
• Strong organizational skills with attention to detail and accuracy.
• Excellent communication skills—both written and verbal.
