This follows our recent Hemmant acquisition in Brisbane's Trade Coast precinct, demonstrating our continued momentum in Australia's industrial and logistics sector. Adelaide Property Market Brief – September 2025 The Adelaide housing market has seen a clear lift in activity over the past month: Buyer Demand: A noticeable increase in new buyers entering the market, with strong enquiry levels across the board. Auction Registrations: Average bidder registrations have risen to 6+ per auction, compared to just 2–3 earlier in winter. Clearance Rates: Auctions are translating to sales, with the majority of properties selling under the hammer or immediately after. ~85% up from ~70%. Listings Environment: Despite the demand, supply remains constrained. New listings are tracking 15–20% lower year-on-year, creating a tight stock environment. Seasonal Factors: Adelaide has come out of an unusually tough winter for colds and flus, which had dampened activity. With spring weather and improved health conditions, attendance and momentum have bounced back. Interest Rates: Lower rates are providing buyers with confidence and capacity, adding fuel to competition. Summary: Adelaide is entering the spring market with stronger buyer depth, rising auction participation, and limited stock. NAB's Australian Commercial Property Survey For the first time since 2022, sentiment has turned positive – with the NAB’s latest survey showing optimism spreading across every sector and every state. Debt funding conditions continued to improve in the June quarter. While property professionals still report that access to funds was harder than easier (net -3%) this was the easiest period they have reported for acquiring debt in over a decade. Perceptions about debt funding conditions in the next 3-6 months also improved marginally. It’s great to see the strong momentum returning to the sector and what it means for business, investors and the broader economy. #commercialproperty #CRE #property
