  • "The Gateway" @ Brussels Airport

    In 2007, The Brussels Airport Company (BRU) entrusted us with the repositioning strategy for landside non- aeronautical office real estate; the 30,000sqm abandoned administration building (1957) adjacent to the terminal.

    In 2008, a unique landside strategy was delivered creating “willingness to pay” for the “Gateway” office project in such a way that a “pre-letting of 50% can be attained at a rent level significantly higher than the nearest property off airport”.

    In 2007, The Brussels Airport Company (BRU) entrusted us with the repositioning strategy for landside non- aeronautical office real estate; the 30,000sqm abandoned administration building (1957) adjacent to the terminal.

    In 2008, a unique landside strategy was delivered creating “willingness to pay” for the “Gateway” office project in such a way that a “pre-letting of 50% can be attained at a rent level significantly higher than the nearest property off airport”.

    In 2010, the airport operator, acting as a catalyst rather than a developer or investor, commissioned us with the tendering of the “Gateway” to a 3rd party developer/investor.

    In 2012, consequently, the realisation of the “Gateway” was outsourced to 3rd party developer “Codic” under a long lease scenario, with the recommendations of our unique landside strategy being part of the binding conditions.

    In 2011, this unique landside strategy was partly presented during the International Colloquium on the Airport Metropolis, Queensland University of Technology (QUT), Brisbane (2011) with Prof Douglas Baker (QUT) and Prof John Kasarda (UNC).

    End 2012, leading audit and consulting practice “Deloitte” pre-leased the totality of the “Gateway”, at a rent level significantly higher than the nearest product in the airport corridor, with 200.000sqm currently vacant less than 6 minutes off airport.

    In 2014, the “Gateway” will be accommodating 2,000 members of Deloitte’s staff, generating significant counter-cyclical commercial revenue streams consuming on-airport services (F&B, parking, advertising, and landside retail) without requiring any CAPEX from the airport operator.
