🌍 New Tenant at P3 Prague D8: CTi Europe s.r.o Launches Its First European Production Facility We’re proud to welcome Ching Tai Electric Wire & Cable (CTi Cable) to P3 Logistic Parks Prague D8, where the company has officially opened its first European manufacturing center, also serving as the headquarters of CTi Europe s.r.o. With an investment of €120 million, CTi has transformed the facility to support the development of advanced technologies, creating 50 new jobs and producing high-precision cables for industries such as AI, autonomous mobility, aerospace, healthcare, semiconductors, and data centers. The production space, covering 1,914 m², has been custom-designed by P3 Logistic Parks for light manufacturing, logistics, and administration. CTi’s semi-automated production line combines traditional craftsmanship with modern standards, ensuring the highest quality and precision. “Preparing the space for CTi Europe was an exciting challenge,” said Ondřej Hráský, Head of Construction at P3, “as we adapted the facility to meet European standards while implementing innovative technologies imported from Asia.” Located on the northern edge of Prague, with direct access to the D8 motorway and public transport links, P3 Prague D8 continues to strengthen its position as a strategic industrial hub for Europe. After three days of conversations in Munich, one thing is clear: the fundamentals of European logistics real estate remain strong. Demand from occupiers is steady, capital is returning, and the sector’s essential role in supporting trade, e-commerce, and supply chain resilience is clearer than ever. We asked P3 CEO, Frank Pörschke what this means for the company as we look ahead to 2026 and beyond. Frank Pörschke responds: “Europe continues to be one of the most attractive logistics destinations globally. Day 2 at Expo is almost done, and at the P3 stand plenty of critical topics were discussed, not least those of capital, customers and sustainability. As we move through 2025, one thing is clear: capital is returning to real estate — but investors are increasingly selective. They are backing platforms that combine financial discipline, scale, and long-term partnership with their customers. Following P3’s €500 million bond issuance, which was more than 8x oversubscribed at peak order book, we asked our CFO, Thilo Kusch, what this says about capital availability and how P3 continues to stand out in the current environment. Thilo responds: “There is capital available — but it’s discerning. Our recent bond success demonstrates that investors still have a strong appetite for logistics real estate when the fundamentals are right. At P3, we’ve built a platform that balances scale and stability: a €10 billion portfolio, 96% occupancy, a BBB credit rating, and prudent leverage at 46% LTV. Even in a complex environment, our performance remains robust — near-100% rent collection, strong leasing momentum, and consistent NOI growth. Resilience for us isn’t just about numbers; it’s about trust — with investors, with our people, and with our customers.” That customer focus runs through every part of the business. Julie Paulson, Group Business Development Manager, adds: “At P3, our relationships go beyond transactions. We listen to our customers’ operational needs and work with them to design solutions that help them grow. 🏗️ P3 Logistic Parks develops P3 Mszczonów park P3 Mszczonów park is consistently strengthening its position on the warehouse market in the region. The DC8 building has already been fully leased, and in response to growing tenant demand, we have started construction of another facility – DC9. The new warehouse, with an area of approximately 22,000 m², has been designed with sustainability in mind. In line with our strategy, the facility will be certified under the BREEAM system at the Excellent level and will be equipped with modern technological solutions, including: 🔹 building management system (BMS) 🔹 photovoltaic (PV) installation 🔹 heat pumps for heating and cooling office spaces The development of the P3 Mszczonów park is the next step in strengthening our position in key markets in Poland and providing modern, energy-efficient warehouse space tailored to the needs of our partners.

As Day 1 in Munich comes to a close, we’re taking a moment to reflect on the mood of the day. Across the halls, conversations with partners, investors, and developers point to a cautious but improving sentiment. We asked our CIO, Chris Zeuner, how he would describe the market this year — optimism or caution? The mood is still shaped by inflation, financing conditions, and geopolitical risk. But there’s also a quiet resilience: developers, investors, and tenants are adapting fast. Chris summed it up well: “Market sentiment has improved compared to 2023–24. We’re seeing signs of stabilization — vacancy rates in Europe are just above 5% but expected to tighten again in late 2025 as supply remains muted. There’s still uncertainty around tariffs, policy shifts, and the time it takes for occupiers to make decisions, but at P3 we’re cautiously optimistic. Our fundamentals are resilient, and our diversified €10.2 bn portfolio with 96% life-for-like occupancy and 470+ tenants gives us confidence in navigating both stability and turbulence.” As we head into Day 2, we look forward to more conversations and insights from across the industry. P3 acquires a 44,000 m² logistics development project in Persan from SEMAVO société d'économie mixte d'aménagement du Val d'Oise and Linkcity. P3 has acquired a 12-hectare site in Persan (Val-d’Oise) to develop P3 Persan, a 44,000 m² Class A logistics platform. 📍 Strategic location: Direct access to the A16 and N104, well connected to Paris, CDG Airport, and major European transport corridors. 🌱 Sustainable design: Targeting BREEAM Excellent, with rooftop solar panels and flexible unit options. 🤝 Collaborative development: The project was initiated by Linkcity and SEMAVO under a CPI agreement. Construction will be entrusted to Bouygues Construction teams, starting in October 2025 with delivery scheduled for November 2026. P3 continues its development in Błonie near Warsaw – the park will grow to 400,000 m² The latest stage of the P3 Błonie park expansion involves the construction of a modern facility with an area of 41,000 m² on an 8.8 ha plot. Once the investment is completed, P3 Błonie will offer a total of 400,000 m² of leasable space, remaining one of the largest and most important logistics parks in the Warsaw area. 📍The park's excellent location near the A2 motorway and DK92 has been attracting companies from the 3PL, e-commerce, FMCG, and manufacturing sectors for years. The new warehouse will be built in accordance with the BREEAM Excellent standard, using environmentally friendly solutions such as energy-efficient LED lighting, PIR panels, and a roof prepared for the installation of photovoltaic panels.
