Close Brothers Property Finance (CBPF) marks 50 years of lending to SME housebuilders by outlining plans to grow and diversify its loan book. Since 2020, CBPF has lent more than £5.1 billion and has grown its loan book to almost £2 billion. The business intends to increase facility sizes and further diversify the loan book weighting to include more Purpose Built Student Accommodation (PBSA) and Build to Rent (BTR) lending. To support the evolving needs of the market, 2025 saw the launch of a new Structured Finance team led by Chiara Caldwell. The new team will facilitate the expansion into the fast-growing BTR and PBSA sectors, helping SME developers gain a foothold in these increasingly competitive areas. CBPF is currently supporting the development of over 7,350 new homes across the UK. "Performance significantly ahead of previous expectations" That is the opening line of a trading update from partnerships, fit out and constructions services group Morgan Sindall plc this morning. The firm said that since its half year trading announcement at the end of July it had “significantly” improved its expectations for its full year results. That significant growth is being led by a continued strengthening of performance in its fit out division. Morgan Sindall said the division, which includes Overbury and Morgan Lovell - had outperformed due to a combination of strong trading and operational execution. As a result, it now expects profits to “significantly exceed” its previous expectations. It has a secured order book as of 31 August of £1.6bn (of which £900m relates to 2026 and beyond) representing an increase of 8% on both the half-year 2025 and year-end 2024 position. The group’s other divisions also performed well, but its work in offices is clearly the driving force behind the expected profit growth. Offices are back and occupiers are investing heavily in the very best fit outs to keep their employees happy, engaged and in the office. It’s not just Morgan Sindall providing a positive update this morning though, architectural giant Foster + Partners has reported a 55% increase in revenues to £571.2m for the year ended April 2025, with pre-tax profits more than doubling to £108.7m. While the practice has completed the construction of J.P. Morgan’s incredible new offices in New York during the past year (see Eric Chong’s almost viral post here: https://lnkd.in/eSeU-2YZ) growth has largely been driven by its projects across the Middle East. But more positive signs that activity is returning… Elsewhere in the world of office this morning flexible workplace provider Workspace Group has exchanged and completed on the sale of 22,000 sq ft Morie Street in Wandsworth and exchanged on the sale of 14,000 sq fr Castle Lane in Victoria for a combined total of £22.4m - a 4.3% net initial yield. While sold at a 3% discount to March 2025 valuations, Workspace said the size of the assets made them “low conviction” buildings for the group. Chief executive Lawrence Hutchings, said the firms new conviction approach to portfolio management was a key part of its plan to “fix, accelerate and scale” the business. Fix, accelerate and scale.
