JLL's Edinburgh office market Q2 2025 snapshot reveals a constrained market, creating a landlord-favourable environment with limited occupier choice. The volume of larger deals has been quieter this quarter, with just two over 5,000 sq. ft. in the city centre, while lease regears show strong activity. With no developments under construction until 2028, supply pressures will persist. Key highlights include 242,000 sq. ft. transacted across Edinburgh in the first 6 months of the year, slightly below the 5-year average, and 3,057 sq. ft. average deal size Edinburgh wide.
