📊Il volume investimenti del settore hospitality nei primi nove mesi del 2025 ha raggiunto circa €1,6 miliardi (+6% YTD), con 67 asset e oltre 5.700 camere transate. Il capitale resta bilanciato tra investitori domestici (49%) e internazionali (51%), segno di un appeal stabile e diffuso. L’interesse si concentra su asset prime e resort di fascia alta, ma cresce anche l’attenzione verso location secondarie con buoni fondamentali e prospettive di crescita. Dario Leone, Head of Hospitality & Leisure, commenta: “Sebbene il 2025 continui a mostrare segnali positivi sia in termini di interesse da parte degli investitori, sia per volume di investimenti complessivi, nell’ultimo trimestre si è registrato un rallentamento rispetto ai trimestri precedenti. In tale scenario, permane un forte interesse per le operazioni value-add, con investitori attivi nella ricerca di asset che offrano potenziale di riposizionamento o riqualificazione. 𝐔𝐊 𝐇𝐨𝐭𝐞𝐥 𝐈𝐧𝐯𝐞𝐬𝐭𝐦𝐞𝐧𝐭 𝐕𝐨𝐥𝐮𝐦𝐞𝐬 - Q3 2025: https://lnkd.in/e4hdQSpw 𝐔𝐊 𝐇𝐨𝐭𝐞𝐥 𝐈𝐧𝐯𝐞𝐬𝐭𝐦𝐞𝐧𝐭 is estimated to total £1.04 billion in Q3 2025, a 28% year-on-year increase. This was 𝐝𝐫𝐢𝐯𝐞𝐧 𝐛𝐲 𝐬𝐢𝐧𝐠𝐥𝐞 𝐚𝐬𝐬𝐞𝐭 𝐭𝐫𝐚𝐧𝐬𝐚𝐜𝐭𝐢𝐨𝐧𝐬, which accounted for 92% of activity and rose almost 60% above the 10-year Q3 average, even as overall investment volumes remained 5% below long-term trends. David Kellett, Head of Hotel Capital Markets EMEA, says: “While the first half of the year was defined by operational and investor uncertainty in the UK hotel market, sentiment has stabilised through Q3 and we have seen over £1 billion of deals closed - a marked increase from 2024. The strength and resilience of the single asset market stands out, with single assets making up over 90% of deal volumes in the quarter. We expect the single asset market to remain robust whilst also anticipating more larger portfolios to transact in 2026.
