Last week, I contributed as a panel speaker at the CIBSE MENA Decarbonisation Conference at Rochester Institute of Technology (RIT) Dubai, bringing engineering, design and investment viewpoints together around Net Zero pathways. From a data centre advisory perspective, the conversation is shifting from “energy efficiency” to “lifecycle carbon transparency”, especially as AI workloads intensify and infrastructure scales globally. The next 2–3 years of value creation in data centres will not be power access or land alone. The global data tells the story: A) In 2024, embodied carbon represented 30–40% of lifetime data centre emissions globally. B) Cooling represents up to ~40% of total energy draw in typical facilities, and will grow with AI density. C) By 2030, hyperscale AI workloads may double total facility power demand. This will influence capital deployment, site selection logic, design frameworks, valuation models, and how we define “premium” capacity. In my role as Senior Analyst – DC Advisor at datacenterHawk, this is exactly where I see future differentiation. My open question to the industry: - What will become the single dominant “carbon truth source” over the next 3–5 years? - Will investors begin to demand quantifiable embodied emissions at construction + operational emissions at steady state as standard due diligence?
