Culdesac builds walkable communities designed to connect neighbors, local businesses, and all that cities have to offer. Culdesac Tempe is our first walkable, mixed-use development project in Tempe, Arizona. It's now home to over 300 residents, 21 local businesses, and a thriving community. When the 17-acre project is complete, it will include over 700 homes for 1,000 residents. Rather than dependence on private cars, our residents enjoy a diverse portfolio of transportation options, including mass transit, e-bikes, and ride-hail. We partner with forward-thinking cities and transportation providers to open up new possibilities in urban development for projects like Culdesac Tempe to succeed. Together, we’re building a more walkable future for the U.S.

  • Great work by the City of Tempe finishing the new protected bike lane on Smith Road. This route connects the Alegre and Escalante neighborhoods and Culdesac to Tempe Marketplace and the Rio Salado Path, making biking safer and easier for everyone. We're proud to have built our flagship project, Culdesac Tempe, in a city that continues to invest in safe pedestrian infrastructure that connects communities, expands transportation freedom, and supports local businesses.

    Our Infrastructure Improvements - Smith Road, Apache Boulevard to University Drive CMAR project is complete! 🎉 Thanks to the City of Tempe (Owner) and HDR (Design Engineer) for a collaborative and successful partnership. This critical half-mile street connects to major arterials and accommodates all modes of travel, including walking pedestrians, cyclists, and drivers. The project’s improvements enhanced accessibility, #safety, and functionality.     Culdesac is Coming to Site 17! From Vacant Land to Vibrant Community! 40 years after land acquisition began, 25 years after cleaning the last blighted property and several development proposals later, Mesa City Council has approved a landmark agreement to transform an underutilized 27-acre property into a vibrant, mixed-use neighborhood that will bring new housing, retail, and energy to the heart of our city. Culdesac will include around 1,000 new homes, including townhomes, condominiums, and rental apartments, along with 25k–50k Sq Ft of retail and community space designed to bring people together. The neighborhood puts residents at the center, with shaded walking and biking paths, lively plazas, and a convenient mobility hub that makes getting around simple and stress-free. Phase I will begin with 140 for-sale townhomes and live-work units, giving residents the chance to put down roots in Downtown Mesa. Construction is expected to begin before September 2027, with full buildout by 2034. Ryan Johnson, CEO and Co-Founder of Culdesac, shared his excitement about the project: “Culdesac Mesa builds on the momentum already making downtown Mesa such a special place. We’re proud to contribute homeownership opportunities and thriving shops that celebrate the uniquely local spirit of downtown.   • In most U.S. cities, outdated zoning laws mandate excessive, costly parking, prohibit mixing homes and retail, and generally enforce a car-dependent urban layout. Many people mistake the lack of walkable options for a lack of demand for walkable housing. In reality, the vast majority of Americans would prefer to live in a walkable neighborhood. Culdesac Tempe is developing a model to overcome these barriers, demonstrating that walkable neighborhoods can thrive in the U.S. in the 2020s, even in traditionally car-dependent cities like Phoenix.

  • The new South Central Extension adds 5.5 more miles of light rail through downtown Phoenix, creating new opportunities for walkable neighborhoods to thrive. Since the original Valley Metro line opened in 2008, it’s supported the growth of walkable hubs across the Valley, including Culdesac Tempe. Seven years ago, we were laughed out of the room for proposing a car-free neighborhood. Today, Culdesac Tempe is thriving, enabled by the light rail and new transportation technologies that make walkable living more attainable. Improving Phoenix’s walkability is one of the most powerful ways to reduce the city’s environmental impact, improve public health and happiness, and lower the cost of living.
