In a twist to the traditional groundbreaking, MidPen Housing Corporation hosted a celebratory wall-raising event for Summer Oaks, a new affordable housing development in Sonoma, California. This project will provide 72 affordable one-, two- and three-bedroom apartments for families, including 52 homes reserved for residents who work in farming and agriculture. Affordable housing is an essential component to building resilience in this community repeatedly impacted by the rising cost of living across the North Bay and natural disasters such as wildfires. The new homes feature cross ventilation, abundant natural light, materials selected for healthy air quality, and an amenity program that supports active and community-oriented lifestyles. “We took cues from the site itself – the existing oaks, the creek, nearby parks and trails, Sonoma’s climate – to create what we hope will be a great place for children and families,” said Mithun partner Anne Torney. Last Friday, San Francisco Mayor Daniel Lurie 丹尼爾·羅偉 joined community leaders, project partners and future residents for the ribbon cutting ceremony of 400 China Basin. Celebrated as a “unicorn” project, the $91 million affordable housing development provides affordable home ownership for first-time middle and low-income households, with access to spectacular views, transit and jobs. Amenities support well-being for all ages – including a business center, teen room, yoga studio, family terrace, generous eighth-floor community room and roof deck. Ample views throughout reinforce connection with place and the greater neighborhood. The project design also emphasizes resilience to create a sustainable and long-lasting community asset, with the ground floor elevated four feet to reduce flood risk from sea level rise, a durable exterior envelope, high-quality interior finishes, rooftop renewable energy, and all-electric systems to reduce HOA dues and minimize environmental impact. The project is targeting GreenPoint Platinum certification. It was such a pleasure to gather with the University of Washington, Sellen Construction and project supporters for the groundbreaking of the iconic ASUW Shell House. For more than a century this place has shaped stories of resilience, belonging and achievement. This renovation will extend the legacy for the enjoyment and inspiration of future generations. Situated on the northeast bank of the Montlake Cut, the national landmark has a storied past. The location was historically known as “Carry a Canoe” in Lushootseed, stəx̌ʷugʷit (stukh-ug-weelth), and served as a natural portage site. Constructed in 1918 as a U.S. Navy seaplane hangar, the ASUW Shell House quickly transitioned to the home of the celebrated UW Rowing program and George Pocock’s renowned racing shell workshop, chronicled in The Boys in the Boat. Improvements to the structure, exterior envelope, fire safety and visitor experience will transform the aging building into a vibrant destination for student life, diverse events and historical perspective. Key elements include preservation of the long-span trusses, hangar doors and original wood interior, as well as the addition of a full-height glazed wall with operable sliding doors that reveal views and enable access to the water’s edge year-round. New interpretive exhibits acknowledge the site’s layered history, including its use by Coast Salish peoples, and seek to honor these communities through a variety of installations and programs.
