The materials passports process also informed the design development to facilitate circularity, for example the use of bolted steel connections. “There was no point doing the passports if nothing could be reused and taken apart,” says Fletcher Priest senior associate Mark Sutton.

Economic impact - Growth in annual visitors from 1.4 million to over 2 million - Creation of 70 to 100 permanent roles and 635 matchday roles - An estimated £29 million increase in Gross Value Added (GVA) to the Leeds economy each year The redevelopment will be delivered in phases, beginning with a planning application in 2025 and construction set to start in 2026, with a strong focus on fan experience, sustainability and future growth. United or Not United, That Is the Question. As I head south next week for the NSW/ACT AIBS Conference in #Sydney, followed by meetings and the Expo in #Melbourne, I leave you with something to ponder. The Building Code of Australia (BCA) offers an interesting provision, Part A7: United Buildings, which outlines how multiple buildings may be treated as a single building under certain conditions. A7G1 – United Buildings Under this clause, two or more Class 2–9 buildings that are adjoining and interconnected (e.g. via wall openings, tunnels, bridges, or covered walkways) may be considered one ‘united building’, provided they jointly comply with all NCC requirements as though they are a single structure. Notably, additional fire protection is not required for new openings if the united building complies as a whole. However, if the buildings do not meet all shared requirements, they remain separate buildings, and protective measures such as fire doors may then be necessary. Now, consider the image in this post (see below): These are three adjacent buildings, but they are not interconnected by wall openings, tunnels, bridges, or covered walkways. The proposed works do not create such connections. So, I pose these questions to you: Can this be considered a united building under A7? Could a performance solution make this possible, and is such a solution even available in Section A of the BCA? Would this simply be a combined building, but not a united one under the code? And what does that mean in terms of compliance, especially around fire safety and building use? By 2050, over 2 billion square metres of existing space will have been demolished — the equivalent of half of Germany’s building stock.
