The industrial real estate landscape is shifting — and fast. With electrification, automation, and supply chain transformation underway, automotive operations are stretching the limits of “standard spec” buildings. I recently co-authored an article exploring how landlords and developers can get ahead of this curve, especially when serving automotive tenants. Key takeaways: ✔ Power is no longer optional — EV battery operations, fleet charging, and related uses require high-capacity electrical infrastructure (think 5,000+ amps). ✔ Design matters — higher clear heights, reinforced flooring, advanced fire suppression systems, modular layouts: these are table stakes now. ✔ Flexibility is essential — from zoning and permitting to customizable tenant improvements, adaptability wins. ✔ Collaboration is gold — early engagement between landlord, tenant & utility providers can keep costs down and timelines tight. ✔ Scale your edge — a portfolio that delivers consistency across markets will win over national automotive users. In a competitive industrial market with rising costs and tight vacancy, only the buildings built (or retrofitted) for tomorrow’s operations will attract premium tenants and long-term stability. 👉 I’d love to connect with developers, investors, and operators navigating this space — let’s talk about how to align real estate assets with the evolving needs of automotive users. Just left this amazing talk by Behdad Bahrami, CEM, CMVP on AI in manufacturing. Here are 5 things that stood out: 1. The $90K find in two weeks Furniture manufacturer installed 50 sensors. AI copilot spotted machines that should have shut down during peak pricing but didn't. Maintenance thought they were off. Accounting had no visibility. $90,000 annual savings identified immediately. 2. Data silos are killing efficiency Energy bills live in accounting. Consumption data lives in operations. Maintenance records live in filing cabinets. The copilot breaks this pattern. Ask "What was line 3's energy cost Tuesday?" Get the answer. Not a dashboard to interpret. 3. This works today Not future vision. Edgecom won ABB's global challenge against 800 companies. Real customers. Real savings. Plant managers query energy data in natural language and optimize production schedules based on real-time pricing. 4. MCP enables copilot collaboration Model Context Protocol lets specialized copilots share information without custom API work. One handles energy. Another handles maintenance. Another handles production. They talk to each other like departments should but rarely do. 5. The gap is widening fast Energy costs rising. Labor scarce. Margins thin. Manufacturers who digitize operations now will pull ahead. Not because of hype. Because you cannot optimize what you cannot measure. The manufacturers winning are using AI to extract more value from existing resources. The ones waiting will find the gap hard to close.
I'll be speaking at the Canadian Manufacturing Technology Show - CMTS today, discussing how artificial intelligence and co-pilots will enhance sustainability and achieve real optimizations in industrial settings. If you're here come visit Edgecom Energy at booth 205 📍
