The gold standard for vetting a real estate operator for potential investment: Get ahold of internal deal memos for projects she bought 4-5 yrs ago & compare the strategy & forecast numbers to what actually happened. Your goal: Determine if she did what she said she was going to do & how skillfully she did it, adjusted for effect of changes in market rents & cap rates. (Note: If no internal deal memos exist, that, in and of itself, is a red flag.)

COMMERCIAL property owners: Choosing someone to represent your interests because they will do it on the cheap (cough, cough, for a “finder’s fee”) is foreshadowing to the type of return you can expect. You get what you pay for. A commercial real estate pro knows the ins and outs of leases, what’s hot in the market, and what tenants are looking for. They’re dialed in. Your typical resi agent? They’re good at what they do, but commercial leasing is a completely different game. Because here’s the issue: commercial real estate is complex, every deal is different. A commercial real estate pro has a database filled with potential tenants, and relationships with brokers and insiders. They get things moving, and quickly. Go with someone who’s focus is houses, and you’re limiting yourself. You might have a vacant spot for longer while they market it to other resi agents. And when it does get leased, you may potentially end up with unfavorable lease terms. Bottom line? Invest in a pro. Don’t penny-pinch now leave money on the table later. P.S. I didn’t even represent myself buying and selling my homes because it’s not my lane. Same license, but not the same market knowledge. #commercialrealestate

5 Signs You're Working With a Top-Tier Bay Area Real Estate Agent 🌇 In today's competitive Bay Area market, the difference between a good agent and a great one can mean hundreds of thousands of dollars in your pocket. Or hundreds of sleepless nights! Here are the 5 unmistakable signs you've found a true real estate professional: 1️⃣ They know neighborhoods at a micro-level. Average agents know median prices. Exceptional agents can tell you which specific streets command premiums, why the north side of a neighborhood outperforms the south, and which school boundary shifts are rumored for next year. This hyperlocal knowledge is impossible to Google and invaluable when making investment decisions. 2️⃣ They anticipate problems before they arise. The best agents don't just react to issues, they prevent them. Whether it's recommending pre-inspections to strengthen your offer, identifying potential appraisal challenges before listing, or preparing you for specific contingency scenarios, elite agents make "surprises" rare. 3️⃣ They have a network that creates opportunities. Top agents don't just have access to MLS. They maintain relationships with other high-performing agents, creating opportunities to see homes before they hit the market or to secure off-market properties entirely. In a market where the best homes often sell before the sign goes up, these connections are priceless. 4️⃣ They communicate proactively. You shouldn't have to chase your agent for updates. The best professionals provide structured communication, setting clear expectations and keeping you informed at every stage - not just when there's good news to share. 5️⃣ They're advisors, not salespeople. Elite agents understand when a property isn't right for you, even if it means delaying a commission. They provide honest feedback about value, potential issues, and resale concerns. Their business is built on long-term relationships and referrals, not quick transactions. Working with me means getting all 5 of these qualities and more. ✅ My approach combines: - Deep Bay Area market expertise - Proactive problem-solving - Extensive professional network - Transparent communication - And always putting your best interests first - even when that means telling you to walk away from a property.
