Waiver of Rights - Efren Flores

The five children of Efren and Edna Flores, who are the legitimate heirs of their parents, signed a waiver of rights document. They waived any claims, rights, or interests over a 275 square meter parcel of land located in Brgy. Sta. Rita, Cabiao, Nueva Ecija. This parcel of land was owned by their parents and had been mortgaged to a bank. Their mother, Edna De Roxas-Flores, had died, so they ratified any past or future acts concerning the property by their surviving father, Efren Flores. They signed the document acknowledging their waiver of rights over the property.

WAIVER OF RIGHTS

KNOW ALL MEN BY THESE PRESENTS:


We, ELIZABETH D. FLORES, ARIEL D. FLORES, IRENE D.
FLORES, MARICEL D. FLORES, and MARVIN D. FLORES, all of
legal ages and presently residing at Brgy. San Roque, Cabiao, Nueva Ecija,

W I T N E S S E T H :
WHEREAS, we are the legitimate children and compulsory heirs of
SPS. EFREN FLORES and EDNA DE ROXAS-FLORES;

WHEREAS, Sps. Efren Flores and Edna De Roxas-Flores are the


registered owners in fee simple of a parcel of land containing an area of
TWO HUNDRED SEVENTY FIVE (275) SQ. MS. situated in Brgy. Sta.
Rita, Cabiao, Nueva Ecija, and covered by TCT No. NT-207823;

WHEREAS, the aforesaid parcel of land has been mortgaged by our


aforenamed parents with the Community Rural Bank of San Isidro;

WHEREAS, our mother-mortgagor Edna De Roxas-Flores died on


07 November 2006,

NOW, THEREFORE, for and in consideration of the foregoing


premises and in respect of the aforementioned mortgage, we hereby waive
any and all our claims, rights, and interests over the aforedescribed parcel of
land in favor of our father Efren Flores as we hereby ratify and confirm any
and all acts which our father may have performed and may hereafter perform
concerning the subject property and which acts shall have the same legal
force and effect as if personally done by us and in our presence as
compulsory heirs of our deceased mother Edna De Roxas-Flores.
