RENT NOTE
This Rent Agreement is made at Chandigarh on this 30 th day April 2013,
Chandigarh between:-
Sh. R.K. Joshi son of Late Sh. B.D. Shamra, R/o H.No.1562-B, Sector 4,
Panchkula (hereinafter called the landlord ) of the first part of this
agreement
AND
1. Sh. Dhanankjay Gupta son of Sh. Surendra Parsad Gupta,
(hereinafter referred called as the tenant).
2. Mrs. Anjana Gupta W/o Sh. Dhananjay Gupta.
Both permanent resident of Quarter No.1412, Sector 9-B, Bokaro,
Steel City-8270009, Jharkhand
And
Plot No.42-A, Sector 2, Vaishali, Ghaziabd-201010
Mobile No.09971726314 and Mobile No.8146175240 respectively
(hereinafter referred called as the tenants)
Whereas the first party is the landlord of H.No.1562-B, Sector 4,
Panchkula .
And whereas above said tenant has approached the landlord to
rent out two room set at first floor of H.No.1562-B, Sector 4, Panchkula
on the following terms and conditions:-
NOW THIS DEED FURTHER WITNESSETH AS FOLLOWS.
1. That the tenancy period has been fixed for 11 Months
commencing w.e.f. 1.5.2013 to 31.3.2014 at a monthly rent of Rs.
7700/- per month payable by advance by 10th day of each month,
excluding water and electricity charges payable.
2. That after the expiry of tenancy period, the parties shall execute
fresh rent agreement on the terms and conditions mutually
agreed, also with the increase of 10% of the current rent, if the
rent agreement is not renewed or the fresh rent agreement is not
executed at that time then the tenant shall hand over the
physical and vacant possession to the landlord .
3. That the tenant shall not make any addition or alternation in the
tenanted premises.
4. That the tenant shall not sub-let any part of the demised
premises or the whole demised premises to any other person
without the written consent of the landlord .
5. That the tenanted premises shall used only for commercial
purpose of tailoring only.
6. That the tenant shall strictly abide by the provisions of the capital
of Punjab (Development and Regulation) Act, 1952 and the rules
made there under.
7. That in case the tenant fails to pay the rent as stated above or for
the breach of the terms and conditions of this rent deed / rent note
by the tenant, the tenancy will stand terminated without any prior
legal notice and the tenant shall be liable for eviction /ejectment
without any prior notice at any time.
8. That the landlord can inspect the tenanted premises during the
day hours on any working day
9. That after the expiry of tenancy, the tenant shall hand over the
physical and vacan possession of the landlord.
10. That the tenant shall give three month’s advance notice in
writing to vacate the premises
11. That in case the tenant fails to pay one month rent continuously,
then the landlord shall be entitled to get the possession forthwith
even by breaking open the lock and will not be responsible for the
belongings.
In witnesses whereof both the parties have signed this rent deed on
the day, month and year mentioned above, in the presence of
witnesses.

Sh. R.K. Joshi son of Late Sh. B.D. Shamra, R/o H.No.1562-B, Sector 4,
Panchkula (hereinafter called the landlord ) of the first part of this
agreement
AND
1. Rupak Kumar Sharma son of Sh. R.N. Sirmouri, permanent resident of
VPO Dadahu, District Sirmoor (HP)-173022, presently residing at
H.No.1562-B, Top Floor, Sector 4, Panchkula, having mobile
No.9711694630, working with Day/Night News, Mohali (hereinafter
referred called as the tenants) all with another two boys documents
relating to them are attached herewith.
Whereas the first party is the landlord of H.No.1562-B, Sector 4,
Panchkula. And whereas the above said tenants have approached the
landlord to rent out two room set alongwith bathroom and toilet of the
Top floor of H.No.1562-B, , Sector 4, Panchkula on the following terms
and conditions:-
NOW THIS DEED FURTHER WITNESSETH AS FOLLOWS.
2. That the tenancy period has been fixed for 11 Months commencing w.e.f.
1.6.2012 to 30.4.2012 at a monthly rent of Rs. 6000/- per month
payable by advance by 10th day of each month, excluding water and
electricity charges payable.
3. That after the expiry of tenancy period, the parties shall execute fresh
rent agreement on the terms and conditions mutually agreed, also with
the increase of 10% of the current rent, if the rent agreement is not
renewed or the fresh rent agreement is not executed at that time then
the tenant shall hand over the physical and vacant possession to the
landlord .
4. That the tenant shall not make any addition or alternation in the
tenanted premises.
5. That the tenant shall not sub-let any part of the demised premises or
the whole demised premises to any other person without the written
