• According to a recent survey carried out by the Dominican Republic Central Bank, 96.6 % of all
tourists visiting the Dominican Republic in 2013 said they would return to the country. 90% percent
said that their expectations were fully met.

• 36.7% of all international visitors traveled to the country attracted by the quality of its beaches
• 15.6% by the weather
• 11.1% for Dominican hospitality

• The quarterly survey was carried out in the country’s international airports in Santo Domingo,
Puerto Plata, Punta Cana, La Romana, Santiago and Samana. 9

• Las Galeras is located at the end of the Samana Peninsula, only a 30 minutes drive from the town
of Samana 28 kilometers away.
• A quiet fishing village of about 3000 people, far away from mass tourism and graced by natural
beauty that is among the most spectacular in Dominican Republic. Las Galeras has a small
community of foreigners from France, Italy and Germany who runs the small hotels, restaurants,
bars, shops and tour agencies in town.
• The local economy consist mostly of tourism activities, agriculture and fishing all set to the beat
and rhythms of the typical music of Dominican Republic : Merengue, Bachata and Salsa.
• Las Galeras has some of the most beautiful beaches in the DR. La Playita, only 2 kilometers away

• A great canvas of palm forests and beaches of intense blues and white
sands, Samaná is an almost unexplored tropical landscape, making it one
of the most interesting tourist destinations in the Caribbean region.
• Humpback whales arrive every year on its coast from approximately
January to March, as they migrate from the Artic regions to procreate and
care for their offspring.
• Upon arriving to the city, one can make out the coast of "Cayo Levantado"
surrounded by blue-green, tranquil waters, the perfect contrast to the
white sands of the island.
• Las Terrenas and Las Galeras are, together with the city of Samaná, the
best attractions in the province. In Las Terrenas, the joint work of the
natives and foreigners has produced a small tourist city in which the
excellent hotel offerings feature small hotels and cabins.

• The “Cascadas del Limón", a waterfall over 40 meters high and 300 meters

Project Description
• Cape Samaná Golf Resort is a master plan resort
development, consisting of 257 acres (104 ha)
situated on 3 km of the east coast of the Samaná
Peninsula, 12 miles east of Samaná and 6 miles
from Las Galeras. The land is on a bluff overlooking
the Atlantic Ocean, near Samana Bay, with
exceptional topography to allow spectacular
visibility and to take advantage of the natural
beauty of the landscape. The property is on a
natural bench of land between a back wall of
majestic cliffs and the Atlantic Ocean.
• The resort will include a 6,600 yard, par 72 golf
course, up to three hotels with possibilities to over
1,000 rooms combined, villas, townhomes,
condominiums and timeshares. The project will
commence marketing with Founders’ Packages,
made up of seaside golf view villas and luxury
condominiums. The project will be constructed in
phases, with the initial phase of development
providing the service infrastructure, roads, and golf
course. 24
THE PROJECT
The project will be constructed in various phases, with the initial phase of development providing
the service infrastructure, roads, and golf course. The land development phase is expected to
require 18 months to complete. Sale of Founders Packages will commence in early 2015 and
residential development will commence in the first year and the project will sell and construct the
balance of the project over an expected five year period. Revenue from deposits and progress
payments will fund the cost of construction for the following phases of development.
The Project overlooks a majestic cliff line and the Atlantic Ocean. Samaná Bay is to the south of the
Project. The Bay of Samaná was proclaimed a protected area by the United Nations given its
purpose as a sanctuary for the whales. The observation of the whales has created a trend of
ecotourism in this area and viewing will be possible from the Project.

DESCRIPTION OF EACH COMPONENT.
Cape Samana Golf Resort
The Cape Samana Golf Resort is 18-hole championship golf course is to
be designed by a well recognized golf course designer, member of the
Golf Digest advisory. The course will have nine fairways skirting the
magnificent cliff coastline of the Atlantic Ocean reminiscent of the famed
Pebble Bay golf course and Playa Grande golf course. The golf course will
also have fairways and greens that are mingled into the residential
development to increase the value of the residential land along the golf
course as well as enhance the views for the residents.

Golf Clubhouse
The focal point of the golf course and the Project will be the
golf clubhouse which will be a masterpiece design, drawing its
architectural inspiration from the setting overlooking the
spectacular cliff frontage and the Atlantic Ocean. The
clubhouse will not only provide amenities for the golfers, but
also restaurant facilities that will be open to the residents and
invited guests. Other amenities will include, health club, tennis
courts, game room, conference room, sports bar, theater, spa
and pool.
Beach Club
The Beach Club will be located on Playa Las Galeras, a short five
mile drive from the Project, where the residents will have a
dedicated clubhouse with change rooms, showers, and
lounges. It will include restaurant and kitchen, as well as other
social activities including swimming pool, volleyball and mini-
golf.

RESIDENTIAL PRODUCTS
Villas
There will be ocean front villas constructed all
will include ocean and golf course views, with an
average lots size of 2,000 square meters. The
villas will be single story and two story, with sizes
from 300 to over 350 square meters, with three
and four bedroom designs. All villas will have
pools, cabanas and patios built to the most
discriminating taste.
Luxury Townhomes
There will be townhomes constructed along the
same street as the villas, most with both ocean
and golf views, with an average size of 400
square meters, covered parking and handsome
luxury appointments

Condominiums
The condominiums will be a
combination of one, two bedroom
units, and three bedroom penthouses
to take advantage of the views of the
golf course, the Atlantic Ocean. The
buildings will be a mix of low rise
buildings with a maximum height of 80
feet. The Developer will establish and
maintain architectural design criteria
that will be registered on title to ensure
the long-term quality and appearance
of the Project. There will be 600 plus
units with an average size of 240 m2.

Project Description • Cape Samaná Golf Resort is a master plan resort development, consisting of 257 acres (104 ha) situated on 3 km of the east coast of the Samaná Peninsula, 12 miles east of Samaná and 6 miles from Las Galeras. The land is on a bluff overlooking the Atlantic Ocean, near Samana Bay, with exceptional topography to allow spectacular visibility and to take advantage of the natural beauty of the landscape. The property is on a natural bench of land between a back wall of majestic cliffs and the Atlantic Ocean. • The resort will include a 6,600 yard, par 72 golf course, up to three hotels with possibilities to over 1,000 rooms combined, villas, townhomes, condominiums and timeshares. The project will commence marketing with Founders’ Packages, made up of seaside golf view villas and luxury condominiums. The project will be constructed in phases, with the initial phase of development providing the service infrastructure, roads, and golf course. 24

Sale of Founders Packages will commence in early 2015 and residential development will commence in the first year and the project will sell and construct the balance of the project over an expected five year period. Revenue from deposits and progress payments will fund the cost of construction for the following phases of development. The Project overlooks a majestic cliff line and the Atlantic Ocean. Samaná Bay is to the south of the Project. The Bay of Samaná was proclaimed a protected area by the United Nations given its purpose as a sanctuary for the whales. Cape Samana Golf Resort The Cape Samana Golf Resort is 18-hole championship golf course is to be designed by a well recognized golf course designer, member of the Golf Digest advisory. The course will have nine fairways skirting the magnificent cliff coastline of the Atlantic Ocean reminiscent of the famed Pebble Bay golf course and Playa Grande golf course.
