to widen the 60ft wide Kanakapura road to a 150ft wide four
lane road
• NHAI has issued preliminary notification for land acquisition
for the road widening activity in April 2012. Road widening will
begin from the NICE road interchange and will end at
Kanakapura.
• Road widening will substantially ease traffic – positively
impact the image of the location
NICE Road
• NICE Road was built with the objective of developing a high-
speed express corridor between Bangalore and Mysore.
• NICE Road interchange on Kanakapura Road provides
connectivity to major hubs including Electronic city &
Bannerghatta Road in the South and Tumkur Road & Kengeri
in the West
Metro Phase –I & II
• Metro Phase – I will be operational by end of 2014 and is
expected to connect up to Puttenhalli on Kanakapura Road

Location Transition – 5 Years from now 5
Economic Drivers
• Kanakapura Road is an emerging residential market located towards South of Bangalore. Development
activities witnessed along the corridor are primarily residential – location catering to the demand of IT/ITeS
populace working in Electronic city, Bannerghatta Road and Banshankari – connectivity to the location is
complimented by the NICE road
• As per BBMP population data, Anjanapura (Kanakapura Road being a part of Anjanpura) micro-market has
an estimated population of 45,407 people and we anticipate it to rapidly increase in the next 5 years.
• Although the micro-market has limited IT/ITeS development along this corridor – demand is fueled by
infrastructure developments such as Metro & NICE Road
• In addition the location is emerging as a preferred residential destination as it is located away from the main
activity zone – thereby well suited for residential developments
Growth Drivers
• Developments such as Metro Phase – I and extension in Phase – II further towards the NICE junction and the
established NICE road are the major infrastructure activities driving the micro-market. In addition the further
extension of NICE Road to Mysore will play crucial role in fueling real estate demand
• Limited residential activity and spill over of demand in the neighboring micro-markets such as Bannerghatta
road, Banashankari and JP Nagar are expected to drive the next level of growth for residential demand in the
location.
• 5 years from now, Kanakapura Road is anticipated to emerge as the sought after residential micro-market in
the south
